Hope & Main- a Culinary Business Incubator

Downcity Providence/Cornish Associates- multiple sites and properties

program: A series of adaptive reuse development investments in historic Downcity Providence.  The multi-year effort includes numerous buildings and properties as part of a strategic development initiative to increase residential and retail options within the central urban neighborhood, and to foster economic vitality.

role: Development; feasibility; economic analysis; acquisition; due diligence; property tax strategy; budgeting and pro forma creation; capital structuring (debt, equity and tax credits); process management. 

client: Cornish Associates is a for profit real estate development company committed to the principles of New Urbanism and to the over-arching mission of creating diverse, walk-able and sustainable places.  Cornish currently has a portfolio of approx. 200 apartment units in Downcity Providence and leases and manages roughly 50,000 square feet of local retail.  The firm also has recently redeveloped a downtown parking garage to reposition the asset and to further revitalize the streetscape.

program: Iconic 400,000+ square foot historic commercial building in the Financial District of Providence is completing a feasibility study to outline opportunities to reposition or to redevelop the property.

Gold Seal Enterprises  - Winery and vineyard redevelopment

program: Adaptive reuse of a large-scale, historic, abandoned lake-front winery in the Finger Lakes Region of NY into destination lodging, conference and business center and residential/cottage community.  Project is deemed a major economic development initiative and is incorporating the local wine industry into a regional hub for commerce.

Mashpee Commons Extension

program: New development of mixed use, mixed income/affordable, multi-phased project of up to 300 residential units.  Project is the continuation of a well-established, award winning new urbanist, retail-focused property on Cape Cod. (40-B project.)

Banigan Lofts (ALCO Phase 2)  

        program: Proposed 124 residential unit adaptive reuse of former industrial buildings and a 6+ acre waterfront campus in 
        Providence.

role/partnership: Joint venture with a for profit development and property management firm.

background: Prior to the joint venture, Rustpoint managed all aspects of an 18-month effort to develop the property into a mixed income/affordable apartment building, as well as an additional 75 new construction units and 50,000 SF of commercial space.  The development stalled after securing LIHTC and other funding sources and entitlements.  Previous client was McCormack Baron Salazar of St. Louis in partnership with Olneyville Housing Corp.

program: Public/private partnership to create classrooms, workshop space, bike shop, offices and recreational storage within a target 'net zero' energy usage building.  Located in a public, riverfront park and within a Brownfields site.
